Hocking paving, about 6 km north of Landsdale

Hocking is a suburb of 2000s homes on grey sand just east of Wanneroo Road, about 6 km from IBP Paving's base in Landsdale. One cubic metre per 60 square metres: Wanneroo's design rule for runoff

Most Hocking homeowners have seen the City of Wanneroo's simple soakwell size table. Fewer know that the City's engineering specification sets out the rule the table approximates, and it is the number we design to when a lot has a lot of paving.

"Residential lots having a single dwelling must manage small rainfall event runoff from constructed impervious surfaces within the lot." and "Soakwell sizing may be based on 1cum per 60sqm of constructed impervious surface runoff area." The small rainfall event is defined as up to a 1 year average recurrence interval, to be retained or detained as close to the source as possible, and infiltration systems must sit at least 0.3 metres above the maximum groundwater level.

On a Hocking house with 200 square metres of roof and 80 square metres of driveway and alfresco, that is 280 square metres of impervious surface and about 4.7 cubic metres of soakwell. Belvedere Hills and Hocking's 2000s estates

Hocking was part of Wanneroo until 1994 and was developed through the 2000s, with Belvedere Hills among its named estates. The housing is single and double storey brick, on lots big enough for a double garage and a decent back yard, and its paving has reached the age where the first problems show.

The lead job is a relay of the original driveway, which has typically dipped at the wheel tracks and beside the soakwell lid. We lift, recompact, add a limestone base under the traffic path and relay the same pavers. Behind the house, alfresco areas are being added or extended, and a plain stretcher bond in a large format paver suits the long rectangular spaces these homes have. Each new roof adds impervious area, so every alfresco quote in Hocking includes soakwell capacity worked out with the rule above.

Sand east of Wanneroo Road and the Lake Joondalup shore

Hocking lies on the Bassendean sand unit, the same grey free draining sand as Wanneroo and Wangara, which is why soakwells work so well across most of the suburb. The western edge is the exception. Hocking runs towards the eastern shore of Lake Joondalup, and the low lots nearest the lake have a higher water table in winter. WD5's requirement to keep infiltration systems 0.3 metres above maximum groundwater is the reason we probe those blocks before quoting and sometimes split one deep soakwell into two shallow ones.

The coast is about 8 km west, outside the strip where salt wind affects pavers, and the suburb has only a bushland edge rather than an interior reserve, so paver choice in Hocking is about looks and load rather than exposure.

Pearsall, Ashby and the Wanneroo fringe

Pearsall, the small suburb directly south of Hocking, was part of Wanneroo until the late 1990s and was built out as a 2000s estate on the same sand, so everything on this page applies to it and we cover Pearsall from here. Ashby to the north is a late 1990s subdivision still finishing, with a mix of new builds and first relays. Across the three suburbs the crossover rules are the City of Wanneroo's: 60 mm heavy duty pavers on a 100 mm crushed limestone base, 3.0 to 6.0 metres wide at the boundary, 1.5 metres from a street tree, and a possible Council contribution to a first crossover if you apply within six months.

What soakwell volume does the City of Wanneroo's design specification call for?

The City's Development Design Specification WD5 states that soakwell sizing may be based on one cubic metre per 60 square metres of constructed impervious surface, and that single dwelling lots must manage small rainfall event runoff within the lot. That works out to roughly 17 litres of storage per square metre of roof and paving. WD5 is written for designers, so for homeowners we cross check it against the City's simpler soakwell size table.

Is groundwater a problem for soakwells in Hocking?

Only on the low lots towards the eastern shore of Lake Joondalup. Hocking sits on Bassendean sand east of Wanneroo Road and most of it drains freely, but WD5 requires infiltration systems to sit at least 0.3 metres above the maximum groundwater level, so near the lake we check levels and may use shallower, wider units.

What paving work do Hocking's 2000s homes need?

The first round of relays. Driveways laid with the houses are now 15 to 25 years old and have begun to dip at the wheel tracks, which is a lift and relay on a recompacted base. The other common job is an alfresco or outdoor kitchen area at the back, paved in travertine or large format concrete pavers with a new soakwell for the extra roof.

Idris and his team are extremely hardworking people, nothing is too hard, everything is done with smiles and politeness. Approx, 200 square metres of paving with 300x300mm x 60mm thick, heavy pavers, took 2days with a team of 5. They were hurting after the 1st day but they were back the next day to finish. Looks amazing. The bobcat team that did the earthworks were precise and efficient, and came back when the jobs were done to clean up the debris. We had the area outside the laundry done and a strip along back of house (for dog to stay dry when raining), about a week & 1/2 later, this area had to be done by hand as the bobcat would not fit. The smiles from the team were back. Will extend the paving outside the laundry at a later date.
