Based in Landsdale, working across the north
IBP Paving is a service area business based in Landsdale in the City of Wanneroo. No showroom; quotes are done on site. A Landsdale paving contractor has a natural radius. Most of our work is within about 15 km in a straight line, from Landsdale, Darch and Madeley out to Wanneroo, Joondalup, Ellenbrook and Banksia Grove, plus Dianella and Morley. We work regularly to about 25 km, which takes in the coast from Sorrento to Mindarie, Clarkson, Butler, Padbury, Currambine, Dayton, Balga and Balcatta. Alkimos (29 km), Yanchep (36 km), Midland (16 km) and Canning Vale (31 km) are taken on by arrangement for larger jobs.

Northern corridor
The City of Wanneroo, City of Joondalup and the western City of Swan are our home turf. The Wanneroo corridor sits on pale grey Bassendean sand, which the City of Wanneroo lists by name for Wanneroo, Tapping and Wangara. It drains fast, so deep soakwells work well and brick paving is laid on compacted sand. Nearer the coast, Greenwood, Kingsley, Woodvale, Duncraig, Joondalup, Padbury and Currambine sit on yellow Spearwood sand over Tamala Limestone, where excavation can hit rock: a Woodvale backyard sinkhole once swallowed a swimming pool and part of Duncraig was a sand and limestone lease. Around Brabham, Dayton and eastern Aveley the ground gets heavier toward the Swan Valley and soakwells may need a drainage plan.
The City of Wanneroo information sheet sets soakwell setbacks at no less than the width of the soakwell from buildings and boundaries. The City of Joondalup calls keeping runoff on the lot a statutory obligation and asks for one downpipe per roughly 15 square metres of roof. The City of Swan's engineering guidelines put soakwells no closer than 1.8 m to a footing or boundary and require trafficable lids under paved areas.
Landsdale, Darch and Madeley were rural and market garden land until the late 1990s, so their 2000s driveways are reaching first re-lay age. Greenwood and Duncraig are 1970s stock due for full replacement. Ellenbrook, Aveley, Brabham and Banksia Grove are new build, with narrow lot driveways and builder installed soakwells.

Inner north
Dianella and Morley are in the City of Bayswater, Balga and Balcatta in the City of Stirling, all on the grey and yellow sands of the inner north. Balcatta is Spearwood sand with swamp deposits, named for Careniup Swamp, and low ground near the old market gardens can hold water. Morley and Balga were built out in the 1960s, Dianella runs from modest post war homes to large two storey rebuilds, and all four are subdividing heavily, so most work here is full driveway replacement and re-paving after infill, including strata and unit sites.
The City of Bayswater sizes combined soakwell volume at the impervious area times 0.0125, so 240 square metres needs 3 cubic metres. The City of Stirling requires all rainfall to be contained on site, sizes at the impervious area times 0.015, sets a 1 m setback from structures and boundaries, allows nothing smaller than 900 mm by 600 mm, and requires trafficable soakwells under driveways.

Coastal north
Sorrento, Hillarys, Mullaloo and Ocean Reef are in the City of Joondalup, Karrinyup and Scarborough in the City of Stirling, and Mindarie in the City of Wanneroo. White Quindalup shell sand sits at the foreshore over Spearwood sand and Tamala Limestone inland. Mindarie spans both dune systems and limestone was quarried there from the early 1900s, so rock on excavation is likely. Karrinyup's lake and former Careniup Swamp mean lake side lots can have shallow groundwater.
The Perth Groundwater Atlas puts a saltwater wedge within about 250 m of the ocean, and within roughly 1 to 2 km of the coast salt laden wind drives efflorescence and surface weathering, so we recommend dense or sealed pavers, sand swept rather than mortared joints where the design allows, and sealing once the pavers have weathered in. Cream limestone suits the coast. Sorrento, Mullaloo and Ocean Reef (1950s to 1980s) are at full replacement age, Hillarys is mid life with pool surround work, and Scarborough is strata redevelopment. Joondalup and Stirling soakwell rules apply as above.

Eastern and hills
Midland, 16 km away in the City of Swan, is our one eastern page; hills suburbs on sloped clay are not on the list. The Perth Groundwater Atlas describes the north eastern corridor as Guildford Clay with limited groundwater yield and staining issues, and Midland sits on Guildford Formation clay and Helena River alluvium. Clay infiltrates poorly, so soakwells need a geotechnical check and drainage often goes to the street instead. City of Swan guidelines apply, including that no stormwater may discharge over the crossover or verge onto the road. An 1890s townsite with heritage streets and redeveloped railway workshops, Midland mixes character homes, commercial hardstand and new infill.

Southern
Canning Vale, 31 km away in the City of Canning, is the one southern suburb we take on, for larger jobs only; the rest of the south is too far for a Landsdale crew. It sits on Bassendean sand on the Jandakot Mound, described as swampy terrain with abundant permanent fresh water, so low lots have a shallow water table and the soakwell base must sit above groundwater. The City of Canning requires an approved stormwater drainage plan for all developments, says most lots suit soakwells, and where an overland flow path exists sizes storage at 0.0150 times the impervious area for a 1 in 20 year event. Canning has no council page of its own; see our general council soakwell requirements. Rural until 1994 and built out through the 2000s, the early stages are at 25 to 30 year re-lay age while later stages are still new build.
