Commercial and strata paving contractors
IBP Paving works for strata managers and body corporates, property managers, small commercial premises and light industrial yards. The work is new paving for car parks and walkways, lift and relay of sunken common property, crossover and kerb repairs, and soakwells under paved areas. We are IconBuild Projects Pty Ltd trading as IBP Paving, Landsdale based, over 20 years in Perth, fully licensed, with a lifetime workmanship warranty on the work we lay. Commercial work sits within our brick paving service and our Perth paving work.
The demand is local: Wangara's industrial estate is a few kilometres from our base, Joondalup has apartment and commercial stock, and Scarborough's apartment redevelopment has left many strata courtyards and shared driveways on sand. For a site inspection, request a quote or call 0449 020 336.
Heavy duty pavers for vehicle and forklift loads
The CMAA Surface Requirements for Pavers factsheet sets residential driveway pavers at a 3 kN minimum breaking load and 40 mm, and commercial vehicle areas at 5 kN and 60 mm. For forklifts, trucks and loading areas we lay 80 mm interlocking pavers in herringbone on compacted road base. Midland Brick Interlock 80 and Easilock 80 are the Perth commercial ranges; Masterpave 60 Permeable and Aqua Tripave suit permeable car parks where the council wants rain to soak through. 80 mm is also the residential answer where boats, caravans or trucks park.
Herringbone is the only pattern we use under wheel loads because it locks in both directions; see herringbone paving and, for the residential version of the same build, driveway paving. Ranges change, so ask us for current product data.

Strata repairs and trip hazards
A strata manager needs a measurable standard. The CMAA factsheet classes lippage of more than 5 mm between adjacent pavers as defective, and AS 1428.4.1 caps joint gaps at 12 mm. Measured against those two numbers, a report can say which areas need work and which can wait.
On Perth sand the usual causes are bedding sand washed out by downpipes or an overflowing soakwell, ants mining the sand, tree roots, and missing edge restraints. Our approach: inspect, photograph and report by area; fix the water source first; lift and relay with the existing pavers where they are sound, which is cheaper than new because the units are reused; and replace discontinued units by harvesting pavers from less visible areas so the main walkways match. Works are staged so residents keep access to their units and bays.
The repair detail is on paving repairs, sunken paving, lifted pavers and tree roots and paving relaying. Where the cause is a failed soakwell under a common property driveway, we replace the soakwell in the same works.

Approvals, crossovers and verges for commercial sites
The rules below are correct at the time of writing. The City of Swan contributes $550 towards the first crossover for approved commercial or industrial premises. The City of Wanneroo does not permit hardstand nature strip treatments in industrial or commercial estates, and anything placed on the verge during works needs the City's approval under a verge licence. The City of Joondalup's Crossover Guidelines cover non residential crossovers, and non standard designs go to Planning Services. The City of Stirling requires a Crossover Installation Application before any crossover work and requires clay pavers rated for commercial traffic with a 10 year manufacturer's guarantee. In every council, stormwater from the paved area must be retained on site.

The residential crossover rules for each council are on the driveway paving page, verge rules on landscaping, and stormwater retention on council soakwell requirements.
Pricing and how to book
Commercial work is quoted per job. It is priced on area, paver grade, base depth, traffic management, staging and after hours access, so a per square metre figure would mislead. For context only, published 2026 Perth cost guides put concrete pavers at $75 to $110 per square metre supplied and laid for residential work, as an indicative Perth industry range and not our price list; 80 mm pavers on road base sit above that band.

For strata committees we offer a site inspection and a written report with photos so the works can be approved at a meeting. Commercial grounds work beyond paving is handled through landscaping; residential driveways are on driveway paving and strata ground floor courtyards on courtyard paving.
We cover the apartment, strata, commercial and industrial stock of Joondalup, Scarborough, Balcatta, Morley and Midland, plus Wangara and the rest of the northern suburbs. See all areas we service.
