A paving contractor based in Landsdale

The soakwell sizes the City of Wanneroo publishes
Landsdale sits in the City of Wanneroo, and the City is clear that rainwater has to stay on your lot. Its Stormwater Runoff Information Sheet describes soakwells, spoon drains or similar methods as the most effective way to disperse water collected from roofs and paved areas, and it prints a sizing table that we use as the starting point for every Landsdale design.

The same sheet asks for soakwells to be set back from buildings and boundaries by at least their own width, which rules out the narrow side passages on many two storey Landsdale lots. Grey Bassendean sand under Landsdale lots
Dig anywhere in Landsdale and you hit pale grey sand. The suburb is on the Bassendean dune system, the same unit the City maps in adjoining Wangara, and it is one of the best soakwell soils in Perth: deep, free draining and without the limestone caprock that slows excavation closer to the coast. We use deeper units here because the sand takes water fast and the water table is generally several metres down over the Gnangara Mound.
The one place to be careful is the low ground around the constructed lakes in Landsdale Gardens. Swales near the lakes hold water higher, so we check the groundwater level before setting a soakwell base there. The coast is about 13 km away, so salt attack on pavers is not a concern. Homes backing onto the Landsdale Park bushland reserve are the other local case: a non combustible surface such as brick, concrete or stone paving beside the house is a sensible low maintenance choice on the bushland facing side.
What Landsdale's 2000s homes need now
Landsdale was market gardens and rural lots until the late 1990s, then filled with two storey brick homes through the 2000s and 2010s. That timing drives the work we do. First generation driveways are reaching 20 to 25 years and starting to sink along the wheel tracks, which is a lift and relay job rather than a replacement when the pavers are sound. Families who bought as the estates opened are now adding alfresco areas and pool surrounds in travertine or honed limestone.
The third regular call is soakwell replacement. Builders' units from that era were often the smallest size that passed, and once a patio or extra paving was added they overflow every winter. We size the replacement from the table above and wrap it in geofabric so sand stops washing in.
Wangara, the industrial estate on Landsdale's western edge, has almost no housing but plenty of hardstand, so we cover its forklift rated paving and kerb repairs under commercial paving.

Landsdale Gardens and the lake estates
The estates built around Landsdale's constructed lakes have a drainage quirk worth knowing before you pave. Lots on the lake side of the streets sit lower than the entry road, and runoff from a new patio has nowhere to go but the lot itself. We design these jobs with the soakwell placed on the higher side where the sand is drier, a slight fall away from the house, and a grated drain across any threshold where water could pool.
At the street, the City requires a brick paved crossover to use 60 mm heavy duty pavers on a 100 mm crushed limestone base, and it may contribute to the cost of a first crossover if you apply in writing within six months. We build to that specification as standard.
