Quinns Rocks work by arrangement from Landsdale
Quinns Rocks is about 22 km north west of IBP Paving in Landsdale, at the far side of Mindarie on the coast. We do not run there every week, so jobs in Quinns Rocks are taken on by arrangement, and the first step is for you to send the details: what needs paving or fixing, the approximate area and a few photos. We then come back with whether we can take it and when. The work covers driveways, crossovers, paths, alfresco areas, limestone walls and soakwells, carried out with over 20 years of experience and a lifetime workmanship warranty.
Old Quinns, rolling streets and few footpaths
The original beachfront townsite, known locally as Old Quinns, has rolling roads, few pavements and a lot of distinctive 1960s and 1970s houses. Fewer footpaths means the driveway often meets the road across an open verge of sand or lawn, so a crossover there has to manage the fall from the kerb to the garage on its own. On the steeper frontages we set the levels out carefully, and where a driveway cuts into a slope we build a limestone retaining wall to hold the garden beside it.
Paving on these older homes is usually at the end of its life. Clay pavers laid decades ago have often worn smooth, edges spread and sections dropped around old soakwells. Where only a patch has gone, a sunken paving repair fixes it; more often the owner wants a full replacement with a new base.
A beach shack suburb that kept growing
Quinns Rocks began with shacks in the 1950s. Nearly 300 blocks were sold in 1959, the townsite dates from 1962, and in the early 1990s the Norfolk Estate went in east of Tapping Way. The result is a suburb of mature homes, replacements and rebuilds rather than a single era. Norfolk Estate houses are at the age for a first relay or a new driveway to match a renovation, while rebuilds on Old Quinns lots need paving and drainage from scratch.

Building a crossover to the City of Wanneroo specification
Crossovers are where the City of Wanneroo's rules bite hardest in Quinns Rocks, because many of the original ones are likely due for replacement.
Urban residential crossovers may be concrete or brick paving. A brick paved crossover needs heavy duty pavers at least 60 mm thick, laid on a 20 to 40 mm sand bed over at least 100 mm of crushed limestone or rock base. It must be 3.0 to 6.0 m wide at the property line, at least 1.0 m from the common boundary, no closer than 7.5 m to a street corner, and the verge must keep a positive 2 percent slope. A first crossover may attract a Council contribution if claimed in writing within six months with proof of payment.

Street trees matter too. A crossover must sit at least 1.5 m from a City tree, a reduction of 0.5 m may be considered, and damaging or removing a City tree without a licence is prohibited. On drainage, Wanneroo expects owners to keep roof and paving runoff inside the boundary with soakwells, spoon drains or similar. Its table runs from a 600 by 600 mm unit holding 180 litres, enough for about 14 m2, to an 1800 by 1200 mm unit holding 3100 litres for about 250 m2, and soakwells should be set back from buildings and boundaries by at least their width. White dune sand, old bores and salt wind
The City of Wanneroo names Quinns Rocks as part of the Quindalup dune system, the pale coastal sand that drains quickly. Limestone was quarried and burnt in kilns nearby, and harder rock may sit not far below the dunes on the higher ground. The early shack owners put down their own bores, and near the ocean the groundwater lies over a saltwater wedge, so we check depth on low lots before setting a soakwell. Most of the suburb is likely within about a kilometre and a half of the beach, which is why we use exposure grade pavers and finish coastal jobs with a sealer. Homes next to the foreshore reserves are better served by paving than by mulch against the walls.
Mindarie, Jindalee and the northern coast
