High Wycombe paving by arrangement
High Wycombe is about 20 km in a straight line south east of IBP Paving's base in Landsdale. That is further than our regular service area, so we take High Wycombe jobs by arrangement and ask for the details first, with photos if you have them, before we book a site visit. Sandy foothills and the City of Kalamunda's retention rules
High Wycombe is one of the sandy foothill areas where the City of Kalamunda says on site retention is usually used. Its engineering guidance is specific about how that is sized.
On site retention is usually used in the sandy foothill areas including Forrestfield, High Wycombe and Wattle Grove. Residential retention is sized for the 5 percent AEP storm if lot levels are above the road and the 1 percent AEP storm if they are below it. The soakwell base needs an infiltration rate of 1.0 to 5 m per day and a clearance of 500 mm above the maximum groundwater level.

In practice, a High Wycombe lot that sits below the street needs noticeably more soakwell capacity than one above it, because it is designed for the rarer, larger storm. From Maida Vale offshoot to Jacaranda Springs
The name High Wycombe was first used in 1958 by the subdivider Western Agencies, and the area was part of Maida Vale until it was declared a suburb in its own right in 1978. It now has over 12,000 residents. The established streets are likely to produce the familiar mid life and mature paving jobs: driveways that need a lift and relay, and back yards ready for a new alfresco area. North of Kalamunda Road, the Jacaranda Springs estate is still growing, and new homes there need first driveways, paths and crossovers.

The Airport line and checking low ground
High Wycombe station on the Airport line opened on 9 October 2022. Building the line was not straightforward: works near High Wycombe were delayed by flooding and a sinkhole. For homeowners it is a reminder to check groundwater depth on low lots. Kalamunda's 500 mm groundwater clearance rule means a soakwell cannot simply be dropped into a low lot, so on lower blocks we probe for groundwater before designing anything.
Crossovers, verges and street trees in Kalamunda
A Crossover Application must be approved before any crossover work starts, and the site plan has to show at least 3 m from any existing tree to the crossover. Permitted surfaces are asphalt, concrete, new or cleaned recycled bricks or block paving, and two coat chip seal; brick crossovers need a concrete beam between the road seal and the paving. Residential crossovers are at least 3 m wide, widening to 6 m at the road edge with 1.5 m wings, with a maximum of 3 m on frontages of 12.5 m or less (4.5 m where the R-Codes allow a double garage) and 6.0 m on wider frontages.
Local Planning Policy 33 requires a 1.5 m setback from a verge street tree to a crossover, with excavation no deeper than 150 mm below natural ground near the tree, which is relevant whenever roots have lifted pavers. Paving, gravel and synthetic turf may cover no more than 50 percent of the verge, with no loose pea gravel, and permeable paving or decking may not exceed 20 percent of an R-Code deep soil area.
