Hazelmere paving, about 17 km from Landsdale

Three kinds of land in one suburb
Hazelmere changes character as you cross it. The Guildford end is residential, the centre is still rural, and the east is industrial. Lots near Woodbridge and East Guildford stations have been considered for rezoning to R25 or R35, which would bring more compact housing if it goes ahead.
Each zone brings different paving work. Residential streets want driveways, side paths and rear entertaining areas. Rural lots ask for longer entries and vehicle turning space. Industrial sites need commercial hardstand on a heavy base. If the rezoning proceeds, smaller infill lots usually mean more of each block under hard surface, which raises the drainage volume needed.
On industrial ground the questions we ask are practical ones: what vehicles use the yard, how often, and where do they turn. A forklift pivoting in one spot or a loaded truck reversing to a dock puts far more strain on paving than a family car, so the base depth, paver thickness and laying pattern are matched to the traffic. Interlocking patterns such as herringbone resist that turning load better than straight courses.
The rules from the City of Swan
Hazelmere is one of the suburbs named in the City of Swan's drainage contribution policy. Site run off must go to Council's stormwater system or to on site retention such as soakwells, as approved.
As a general guide, the City sizes soakwells at 0.0122 cubic metres per square metre of impervious area, or 0.0159 at R30 or higher coding, based on sandy soil of high permeability. Soakwells sit at least 1.8 m from footings and boundaries, and units under paving need trafficable lids. Stormwater may not be discharged over the crossover or verge onto the road, and brick paving is not to be laid over gully grates.
The higher factor is worth knowing on lots coded R30 or above. On a 150 square metre roof and driveway, the standard guide gives about 1.8 cubic metres of storage, while the R30 factor gives about 2.4. Valley clay and slow drainage
Most of Hazelmere typically sits on Guildford Formation clay in the Helena River valley. The Groundwater Atlas describes the north eastern urban corridor as Guildford Clay with limited groundwater yield and salinity, acidity or staining issues. Clay like this soaks up water slowly and swells and shrinks with the seasons, so a soakwell sized for sand can stay full long after rain.
That is why we test before we size. Where infiltration is poor, we design surface drains and pipework to an approved Council connection instead. With rural land through the centre, some lots may also have bushfire considerations; on those we suggest a band of non combustible paving next to the building.

Haslemere, Surrey and Stirling's grant
Hazelmere was part of Governor Stirling's 1829 Woodbridge grant. When the land was subdivided in 1883, one lot was named after Haslemere in Surrey, and the suburb carries that name today in a slightly different spelling. For a suburb with that much history, it is surprising how much of Hazelmere is still open land, and that open land shapes the work. Rural blocks can have gravel or bare earth tracks that owners may want to pave close to the house first, then extend later, so we set levels and drainage for the whole route at the start and pave in stages without having to lift earlier work.
