Paving The Vines by arrangement, about 14 km from Landsdale
The Vines is about 14 km from IBP Paving's base in Landsdale, beyond our everyday working area. We take work there by arrangement, and we ask for the job details first: what needs paving, roughly how big it is, a few photos and the street. Once we know the job suits our schedule, we book a site visit and quote. The work we look at in The Vines is driveways on large lots, relays of paving from the early stages of the estate, courtyards, pool surrounds and drainage. Wine named streets around two golf courses
The suburb is built around The Vines Resort and its two 18 hole golf courses, and the street names follow the theme: Bordeaux Lane, Chardonnay Drive and Muscat Terrace among them. Homes that back onto fairways, lakes or bush usually want outdoor areas that make the most of the outlook, which shapes the paving that suits them.

From 1989 acre lots to Equis Lake
The estate grew in clear stages, and each stage brings different jobs. The first 390 one acre lots were released from 1989 around the golf courses. A rezoning in 1994 allowed smaller lots, The Mews followed in 1996, and Pavilion Circle, Woburn Park and The Reserve were built through the 2000s and 2010s. Equis Lake has been developing since 2012.
- Acre lots from 1989 onwards: long driveways and crossovers, turning areas and paths to outbuildings. Paving from the early 1990s is more than 30 years old and often due for a relay.
- The Mews and the 2000s precincts: resort style courtyards and pool surrounds, where travertine is a good fit.
- Equis Lake and newer lots: first driveways, alfresco areas and soakwells for recent homes.
Clay, creeks and the Ellen Brook catchment
The Vines is in the Ellen Brook catchment. Ellen Brook forms the eastern boundary and Sawpit Gully the northern one, and the golf courses hold wetlands, streams and lakes. The ground falls from about 30 m above sea level in the west to about 20 m around Ellen Brook and Sawpit Gully. On Dalmilling Drive, the old Sawpit Gully dam has been rebuilt as a road bridge.
Underfoot, most of the suburb is thought to be Pinjarra Plain and Guildford Formation clay, with Bassendean sand to the west. Clay moves and drains slowly, so we build a deeper compacted base and grade every surface to shed water. Low lots near the creeks get a ground check before any soakwell is sized. Parts of The Vines are likely to carry bushfire exposure, on the rural edges and around the Cardinal Drive Bushland, Bush Forever Site 23, and the golf course lakes are used by firefighting helicopters. Paving around a house is a practical non combustible buffer.
City of Swan drainage and crossover rules
Every lot must collect its stormwater and either pipe it to the City's system or keep it on site in soakwells or similar approved retention.
The City's sizing guide is 0.0122 x impervious area (m2), about 12.2 litres per square metre, stated as based on sandy soil of high permeability; the 2022 handbook uses 0.0159 for R30 and higher density. Soakwells may not be suitable where groundwater rises above their base, and subsoil drains are required where maximum groundwater is less than 1.2 m below lot level. On rural lots the City recommends a two coat bitumen crossover, and a brick or concrete one must end at least 1.0 m from the road shoulder, with a 30 mm hotmix asphalt strip filling the gap.

Street trees matter on these established streets. The City says a street tree will not be removed just because it is near a crossover unless there is no alternative, and residents must not prune or remove street trees.
