Eglinton new home paving, by arrangement

Eglinton sits between Alkimos and Yanchep on the northern coast, about 31 km from IBP Paving's base in Landsdale. Amberton, Allara and a suburb that was bushland

Until recently Eglinton was mostly banksia woodland, scrub and heath. Housing has arrived through new estates, chiefly Stockland's Amberton and Satterley's Allara, so almost every home is a recent build. The house is handed over with a slab, a sand pad and, depending on the contract, perhaps a basic driveway, and the owner does the rest.

That makes the work list in Eglinton very consistent: a full driveway and crossover, an alfresco area under or beyond the roofline, side paths to the bins and the clothesline, and often a paved courtyard as part of wider landscaping. After handover: Wanneroo's drainage and crossover rules

Paving the yard of a new Eglinton home changes the drainage picture. The City of Wanneroo puts the responsibility on the owner.

Owners must confine stormwater runoff within their property boundaries, using soakwells, spoon drains or similar for roof and paved areas. The City's design specification allows soakwell sizing at 1 m3 per 60 m2 of constructed impervious area for single dwelling lots, and soakwells should be set back from buildings and boundaries by at least their width where the width is at least the depth. Urban residential crossovers may be concrete or brick paving, and a brick paved crossover needs heavy duty pavers at least 60 mm thick on a 20 to 40 mm sand bed over at least 100 mm of crushed limestone or rock base. A first crossover may attract a Council contribution if claimed in writing within six months, with proof of payment.

In practice, the builder's soakwells were usually sized for the roof that existed at handover. Every square metre of new paving that sheds water needs storage on top of that, so we work out the added area and size new soakwells for it with each quote. Because the crossover is almost always the home's first, keep the invoice from your crossover and apply to the City inside the six month window. Pipidinny Swamp, banksia and the coastal dunes

Western Eglinton is typically on Quindalup dune sand near the beach, grading inland to Spearwood sand over Tamala Limestone, and the EPA has noted geoheritage values in the Alkimos and Eglinton area. Pipidinny Swamp lies in the east of the suburb, and lots on the swamp fringe are likely to have a shallower water table than the dunes, so we check depth before digging a soakwell there. Near the coast the groundwater sits over a saltwater wedge, and the western estates are close enough to the ocean for exposure grade pavers. With so much banksia woodland still around the estates, paving beside the house is a sensible non combustible choice compared with mulch or timber.

A shipwreck name and a station on the Yanchep line

Eglinton takes its name from the barque Eglinton, wrecked on the rocks near Alkimos that now carry its name. Eglinton railway station on the Yanchep line now serves the suburb. For homes on the coastal side, the same sea that claimed the Eglinton sends the salt wind we design for, which is why we specify exposure grade pavers and washed bedding sand on those streets and seal the finished surface.

Can I claim a Council contribution for my first Eglinton crossover?

Possibly. The City of Wanneroo says a first crossover may attract a Council contribution if you apply in writing within six months of it being built, with proof of payment such as an invoice. The crossover has to meet the City's specification, which for brick paving means heavy duty pavers at least 60 mm thick over at least 100 mm of crushed limestone or rock base.

Do I need more soakwells if I add paving to my new Eglinton home?

Usually, yes. Your builder will usually have sized the soakwells for the house as built. The City of Wanneroo requires roof and paving runoff to stay on the lot, and its design specification allows sizing at 1 m3 per 60 m2 of hard surface, so a new 60 m2 alfresco and patio typically needs about another cubic metre of storage.

Does Pipidinny Swamp affect soakwells in Eglinton?

It can on the eastern side. Pipidinny Swamp is in eastern Eglinton, and land on the swamp fringe is likely to have a shallower water table than the dunes to the west. We check depth before setting soakwells on those lots and use wider, shallower units where the water is close.

Idris and his team are extremely hardworking people, nothing is too hard, everything is done with smiles and politeness. Approx, 200 square metres of paving with 300x300mm x 60mm thick, heavy pavers, took 2days with a team of 5. They were hurting after the 1st day but they were back the next day to finish. Looks amazing. The bobcat team that did the earthworks were precise and efficient, and came back when the jobs were done to clean up the debris. We had the area outside the laundry done and a strip along back of house (for dog to stay dry when raining), about a week & 1/2 later, this area had to be done by hand as the bobcat would not fit. The smiles from the team were back. Will extend the paving outside the laundry at a later date.
