Marmion paving, about 11 km west of Landsdale

Homes from the 1940 townsite to the mid 1970s
Marmion's townsite was gazetted in 1940. The blocks west of Cliff Street were largely built on by 1961, and most of the remaining streets filled between 1973 and 1976. The whole suburb is therefore mature housing, and the paving around it is either original or a patch laid over the original.
That age decides the work. Driveways that have dipped, cracked and lost their edges after fifty or more years are better taken out than patched again, which is what our paving replacement service is for. Owners who knock down a 1960s or 1970s house and build again need the lot at once: a new driveway, side paths, an alfresco and often a pool surround. Where an older surface has good pavers on a tired base, a lift and relay keeps the original look for less material.

Dune sand, buried limestone and sea air
Close to the beach, Marmion typically sits on Quindalup dune sand. Inland the ground is usually Spearwood sand over Tamala Limestone. Both tend to drain quickly, which suits soakwells and makes a firm compacted base easy to build. The limestone is the variable: a soakwell excavation or a deeper driveway base can meet rock without warning, so we quote with that in mind and change to broader, shallower units when it turns up.
There is no named wetland in Marmion, and the saltwater wedge under the coast sits within about 250 m of the ocean. The air is another story. Most lots are likely within about 1.5 km of the water, and salt spray settles on everything. We steer Marmion clients towards exposure grade clay or dense concrete pavers, keep the bedding sand clean, seal driveways and pool areas after curing, and offer resealing and cleaning when the finish wears.
What the City of Joondalup asks of a Marmion lot
Marmion is in the City of Joondalup, which describes confining stormwater runoff inside your own boundary as a statutory obligation under common law and the Local Government Act 1995. As a guide the City suggests one downpipe for about every 15 m2 of roof, with downpipes no more than 12 m apart, and it lists common soakwell sizes from 600 to 1800 mm in diameter, holding 180 to 3100 L, based on normal rainfall. A soakwell should be set back from the house and boundaries by at least its own width, so very narrow side setbacks are not a good spot for one.
Joondalup crossovers may be clay or concrete pavers, grey or coloured concrete or flagstone products, but the apron and kerb must be grey pre-mix concrete. Asphalt, gravel and compacted limestone are not permitted. A one-off $375 subsidy applies to a first crossover, or to replacing an old bitumen one, built to the guidelines and claimed within six months.

Above Marmion Beach
The Marmion Angling and Aquatic Club looks down over Marmion Beach, and the water beyond is the Marmion Marine Park. Paving this close to a marine park is a reason to keep cement slurry, cutting dust and cleaning products on site. We wash off into garden beds or the soakwell rather than the gutter, and we cut pavers on a tarp so the dust goes in the skip, not down the street drain towards the beach.
