Commercial and residential paving in Osborne Park
Osborne Park is about 12 km from IBP Paving in Landsdale and is part of our normal service area. Unlike most suburbs on our list, much of the work here is likely to be commercial: hardstand for yards and workshops, customer parking and crossovers. Peat between two lakes
Osborne Park sits on Spearwood sand, but the old swamp ground here is described as "rich peaty soil from the swamps between Lake Monger and Herdsman Lake". That is the soil that made the area a market garden district, and it is the reason paving here needs more thought below the surface. Peat and clay pockets typically compress or hold water, and the water table on the former swamp ground is usually shallow.
Before we quote a large area we dig test holes to find the soft material and the depth to water. Peat is excavated and replaced with compacted crushed limestone, and the base is built thicker under traffic areas. Where water is close, soakwells may need to be shallow, wide units rather than deep ones. The coast is roughly 5 km away, which is far enough that salt is not usually a concern for pavers.
Car yards, workshops and hardstand
Osborne Park went from market gardens to housing after World War II and was predominantly industrial by the 1980s. Scarborough Beach Road now holds the largest car yard precinct in Australia, and much of the rest of the suburb is industrial and commercial premises. Those sites need commercial paving that can take vehicles turning all day: heavy duty pavers in an interlocking pattern, laid on a deep compacted base sized for the load and the soft subgrade. Where an existing yard has settled, our sunken paving repair work lifts the pavers, rebuilds the base and relays them to fall.

Stirling's drainage rules on a large paved site
A fully paved commercial lot produces a lot of runoff, and the City of Stirling does not let it leave the boundary. These are the parts of the City's criteria that drive most Osborne Park designs.
All rain falling on the lot must be held on site by soakwells or other City approved systems. Standard lots are sized for at least a 1 in 1 year, 60 minute storm, about 15 mm over the site, using impervious area in m2 x 0.015 = m3 of storage. A drainage management plan designed for a 1 in 20 year storm applies where groundwater is within 1.2 m of the surface, among other triggers, and the City encourages permeable paving. Soakwells under driveways, carports or garages must be trafficable on an approved base.
Even at the standard minimum, a 1,200 m2 paved yard needs 18 m3 of storage. On shallow groundwater that volume has to be spread wide rather than deep, and permeable paving over an open graded base can carry part of it. The residential north east and Main Street
The north east of Osborne Park is the part that stayed residential, close to Main Street, the local cafe strip. The houses there are mostly post-war, and their driveways are due for a relay where the pavers are sound, or a new driveway where they are not. A crossover replacement needs an approved Crossover Installation Application, generally one crossover is allowed per frontage, paver crossovers must use heavy duty units, and asphalt is not permitted for residential crossovers.
The peat matters on these blocks too. A home driveway that dips in the same spot every few years is usually sitting over a soft pocket, and relaying it on the old base only resets the clock. We dig that patch out, rebuild it in compacted limestone and then relay, so the fix lasts as long as the rest of the driveway.
