Sinagra paving and soakwells, about 9 km from our yard

A suburb named for a Wanneroo family
Sinagra was formerly part of Wanneroo, and its name was approved on 3 April 1995. It honours the Sinagra family, Italian migrants who settled in Wanneroo in the 1920s, and the City of Wanneroo has a sister city relationship with the town of Sinagra in Sicily. For a paving contractor the useful part of that history is the timing: the suburb was named only in the mid 1990s, so its streets are young compared with most of the corridor, and the housing is likely to date from the 2000s and 2010s.
New homes, first driveways and the early relays
Newer suburbs generate two kinds of work. The first is finishing a house the builder handed over with bare sand: a driveway and crossover, a paved alfresco area under the main roof, and a path down the side to the bins and clothesline. For the driveway we often suggest a herringbone laying pattern, which resists the turning wheels of cars, and for the alfresco travertine or a large format concrete paver.
The second kind is the early relay. On the older Sinagra streets, driveways laid perhaps ten to twenty years ago can show dips where the base was not compacted evenly. Those are lifted, the base is recompacted and the same pavers go back down. Either way, any new roof or extra paving adds runoff, and our soakwell work is sized to match.

Building a crossover to the City of Wanneroo's sheet
Sinagra is in the City of Wanneroo, and most new driveways here run straight onto a new crossover. The City's residential crossover sheet sets out how it has to be built.
Crossovers may be concrete or brick paving. Pavers must be at least 60 mm heavy duty, on a 20 to 40 mm sand bed over at least 100 mm of crushed limestone or rock base. Width is 3.0 to 6.0 m at the property line, with a 2 percent fall across the verge, at least 1.0 m from the common boundary and no closer than 7.5 m to a street corner. A first crossover may attract a council contribution if applied for in writing within six months of construction; the sheet does not state the amount.

The six month window matters on a new home, because the clock starts when the crossover is built. We give you the details you need for the application when we finish. Crossovers also need to sit at least 1.5 m from a City tree, and if a young street tree has been planted on your verge we set the crossover out around it.

Downpipes, soakwells and grey sand
Sinagra is probably on Bassendean sand, the grey free draining sand listed for Wanneroo and Ashby, and the water table is usually several metres down. That makes soakwells straightforward. The City's stormwater sheet requires owners to keep runoff within the property, suggests roughly one downpipe per 15 square metres of roof with no more than 12 m between downpipes, and gives a sizing guide in which a 900 by 900 mm unit holds 580 litres and handles about 47 square metres in normal rainfall. Units should be set back from the house and boundaries by at least their own width. The City of Wanneroo soakwell requirements page has the full guide. The coast is about 8 km west, so salt is not a factor in paver choice.
