Paperbark swales on a flat sand plain

Before it was subdivided, Willetton was a flat sandy coastal plain, with banksia woodland and paperbarks marking the edges of shallow seasonal swamps. The ground beneath most homes is Bassendean sand, grey and free draining, and the suburb is thought to sit toward the fringe of the Jandakot Mound groundwater system. For paving that means two things. On the higher sand, soakwells drain readily and a compacted sand and limestone base holds well. In the low swales where the swamps once sat, winter groundwater tends to come up higher, so a deep soakwell can end up sitting in water and a driveway base can soften. We probe those lots, keep soakwells shallow and wide where needed, and set falls so surface water runs to a drain rather than pooling at the garage.

Burrendah Heights, Rostrata and the 1990s fill in

Willetton was built in stages. The first subdivision, Burrendah Heights, came in the early 1970s and survives in the names of Burrendah Boulevard and Burrendah Primary School. Rostrata followed in the 1980s, and by the 1990s the suburb was complete. Today it has around 19,262 residents in 6,159 dwellings, nearly all of them detached houses.

That spread of ages gives a predictable mix of work. In the early 1970s streets, original driveways and paths may now be around 50 years old and due for full replacement. Rostrata's 1980s homes are likely to be at the point where a relay on a rebuilt base brings the original pavers back to level. The 1990s houses often need sunken sections repaired at the soakwell lid and garage threshold, or a new alfresco area laid out the back under an extended roof. On driveways where cars turn in and out of a double garage, we often suggest relaying in herringbone, because the interlocking pattern resists the twisting load of tyres better than a straight bond.

City of Canning drainage and crossover rules

Willetton is in the City of Canning, which requires an approved stormwater drainage plan for all developments and considers most lots suitable for on site soakwells. The size depends on the overland flow path test. Where a lot has 300 mm of clearance from road level to lot level, it is designed for a 1 in 20 year storm with a coefficient of 0.0150 on the impervious area; on a lot smaller than 300 square metres the whole lot area is used. Without that clearance, the design storm is 1 in 100 year and a certified engineer must prepare the plan. Crossovers in Canning can be brick paved, grey concrete or exposed aggregate, but not liquid limestone. The application fee is $594.00 for 2026/27, approval is needed before construction, and the City contributes up to $599.90 toward a first crossover built to its requirements. Verge paving needs prior written approval and is limited to 33 percent of the verge including the footpath and crossover, with none within 2 m of an existing tree trunk. The City plants, prunes and maintains all street trees.

How big does a soakwell need to be in Willetton?

My Rostrata driveway is from the 1980s. Relay or replace?

Usually relay. Pavers from that period are often still sound once lifted, and the failure is in the bedding and base, which we rebuild with compacted crushed limestone under the wheel tracks. If many pavers are cracked, faded or no longer made, replacement gives a cleaner result.

Idris and his team are extremely hardworking people, nothing is too hard, everything is done with smiles and politeness. Approx, 200 square metres of paving with 300x300mm x 60mm thick, heavy pavers, took 2days with a team of 5. They were hurting after the 1st day but they were back the next day to finish. Looks amazing. The bobcat team that did the earthworks were precise and efficient, and came back when the jobs were done to clean up the debris. We had the area outside the laundry done and a strip along back of house (for dog to stay dry when raining), about a week & 1/2 later, this area had to be done by hand as the bobcat would not fit.
