Paving Woodlands, about 13 km from our Landsdale yard

Sixty years of driveways on Huntriss Road and beyond
Woodlands is a 1960s suburb. Development began that decade, and in 1964 homes went up on Lake View Road, now Huntriss Road, on blocks of about a fifth of an acre. That is roughly 800 square metres, enough for a long driveway, a wide back yard and room to entertain, and it is the kind of lot that is likely to be split into two. Those generous blocks and their age set the typical work:
- Full driveway replacement. Original concrete and early pavers around sixty years old are usually beyond a relay, so we lift everything, rebuild the base and lay a new driveway. See paving replacement for how that works.
- Subdivision rebuilds. Where large blocks are split, the new homes need driveways, paths and drainage from scratch.
- Outdoor living. Families keeping the original house may add an alfresco area at the back, for example in natural stone.
Jackadder Lake and the tree named streets
The suburb's main open space is Jackadder Lake, from the Aboriginal name Jackadup and recorded as Mews Lake in 1831. Radio controlled boats have been sailed there since at least 1970, and it is home to the Perth Radio Sailing Club. Many Woodlands streets are named after trees.
For paving, the lake matters because it is thought to sit in a low point between the dunes. Lots on its fringe are likely to have shallower groundwater than those up the slopes, so a soakwell that works on a high block may not drain as well near the water.
Spearwood sand, limestone and light salt
Most of Woodlands is thought to sit on Spearwood sand over Tamala Limestone. The sand typically drains well and compacts firmly under a crushed limestone base, which makes it good ground for paving. The limestone underneath may show up in a deep soakwell excavation, in which case we break through or use wider, shallower units. The coast is roughly 3.5 km to the west, so salt exposure should be light. Dense pavers and sealed stone handle it without trouble, and we mention it when owners are choosing a pale natural stone for an alfresco area.
What the City of Stirling asks of Woodlands lots
All rain that falls within the lot must be contained on site, by soakwells or an approved alternative. The design storm for a standard lot is a 1 in 1 year, 60 minute event, which equals 15 mm across the site, and the capacity needed is the impervious area times 0.015. Roof runoff is stored and infiltrated apart from runoff off driveways and patios. Where groundwater is within 1.2 m of the surface, as can happen near Jackadder Lake, a Drainage Management Plan with 1 in 20 year storage is required instead. Roof water soakwells must be at least 900 mm by 600 mm, sit 1 m or more from structures and boundaries, and be trafficable if under a driveway. On subdivided lots the crossover rules come into play. A Crossover Installation Application is needed first, generally one crossover is allowed per street frontage, and the City subsidises 50 percent of a standard 3 m grey concrete crossover for the first one, claimed within 12 months. Verge paving needs approval, may cover only one third of the verge and must stay 2 m from a street tree.
