Churchlands paving, about 15 km from Landsdale

Homes built after the 1980s
Churchlands is an expensive suburb, and most of its homes were built after the 1980s. That makes it younger than Woodlands or Doubleview to the north, and its paving is at a different stage of life. Fewer jobs here are likely to start with broken concrete, and more with pavers that are still good but no longer sit level. The first homes are likely to have driveways and entertaining areas thirty or more years old, while newer pockets may still be on their original surfaces. Typical work falls into one of these:
- a lift and relay of a mid life driveway where the pavers are sound but the bed has moved
- a new or extended alfresco area, often in travertine or other natural stone
- extra soakwell capacity when a roof or patio cover is added
Churchlands Green and Edith Cowan Reserve
The suburb's newest estate sits on old institutional land. Edith Cowan University's Churchlands campus closed in 2008, and the site was redeveloped as Churchlands Green. Part of it became Edith Cowan Reserve, which keeps the campus amphitheatre as a memorial. Homes in the estate are recent, so paving there is likely to be mainly about additions: alfresco extensions, side paths and soakwells for new roof area, laid to sit with the finishes the builder used.
Herdsman Lake on the eastern edge
Most of Churchlands is thought to sit on Spearwood sand, which should drain well and makes a firm base when compacted. The eastern border is Herdsman Lake, about 300 hectares, and the low ground on its fringe is a different story. Groundwater there is likely to be shallow, and the soil may hold peaty pockets like those found in Osborne Park. On those lots we probe before quoting, dig out soft organic material under paving and design soakwells to suit the water level.
The coast is roughly 3.5 km west, so the salt load should be light. It is enough to recommend sealing pale stone on exposed alfresco and pool areas, but not enough to rule out any common paver.

City of Stirling rules for Churchlands lots
The City requires all rainfall within the lot to be contained on site, in soakwells or an approved alternative such as a holding tank. A standard lot is designed for a 1 in 1 year, 60 minute storm, the same as 15 mm across the site, so storage equals impervious area times 0.015. Adding a 40 square metre patio roof, for example, calls for another 0.6 cubic metres. Roof water and paving runoff are infiltrated separately. Near Herdsman Lake, a Drainage Management Plan with 1 in 20 year storage is required if groundwater is within 1.2 m of the surface. Soakwells sit at least 1 m from structures and boundaries, the smallest roof water unit is 900 mm by 600 mm, and units under a driveway must be trafficable. A Crossover Installation Application is needed before a crossover is built or modified. Single residential crossovers are 3.0 to 6.0 m wide, in concrete, coloured concrete, heavy duty pavers, or exposed aggregate or liquid limestone that meets AS 1379; asphalt is not allowed. The setback from a street tree runs from 1 m for a trunk up to 200 mm to 4 m for one over 600 mm. Verge paving needs approval and can cover only one third of the verge.
