Yokine paving, about 11 km from our yard
IBP Paving covers Yokine from Landsdale, about 11 km north, as part of our everyday service area. We replace and relay driveways, pave alfresco areas and paths, and install soakwells sized to the City of Stirling's criteria. Our crews bring over 20 years of Perth paving experience, and we back the work with a lifetime workmanship warranty.
Dog Swamp and the groundwater question
The suburb's name is tied to Dog Swamp, and the swamp still gives its name to the shopping centre that opened in 1967. Across most of Yokine the water table is generally several metres down, so soakwells drain without fuss. The low ground near the swamp is the place to be careful, because the City of Stirling has a specific trigger for wet sites.
Where groundwater is within 1.2 m of the surface, among other triggers, the City requires a drainage management plan designed for a 1 in 20 year storm rather than the standard minimum. The City also encourages permeable paving.
On a lot near Dog Swamp we test the depth to water before quoting. If it is shallow, a wider and shallower soakwell, or a permeable paver over an open graded base, can keep the system above the water and within the City's rules.

Three decades of building, three kinds of driveway
Yokine did not go up all at once. Housing boomed near the golf course by the early 1950s, the southern part grew rapidly through the 1960s, and the suburb was almost completely developed by the late 1970s. That spread shows in the driveways. The oldest are usually poured concrete or early clay pavers that have cracked or sunk, and they need a full replacement on a compacted limestone base. Driveways from the 1970s are often still made of good pavers sitting on a base that has moved, and a lift and relay brings them back for far less.
Behind the house, owners are adding covered entertaining areas, and an alfresco in travertine or a large format concrete paver is a popular choice. For a driveway that carries daily traffic, a herringbone pattern locks the pavers together and resists the creep often seen in older driveways.

Working out soakwell storage for a Yokine block
Most of Yokine usually sits where the yellow Karrakatta sand of the Spearwood dunes gives way to grey Bassendean sand. Both are free draining, which suits the City of Stirling's approach: all rain that falls on a lot has to be held on that lot, by soakwells or another system the City approves.
The minimum design for a standard lot is a 1 in 1 year, 60 minute storm, roughly 15 mm across the site. In practice the sum is the impervious area in square metres times 0.015, giving cubic metres of storage. Here is how that plays out on typical Yokine blocks:
| Roof plus paving | Storage needed |
|---|---|
| 180 m2 | 2.7 m3 |
| 240 m2 | 3.6 m3 |
| 320 m2 | 4.8 m3 |
The City's smallest acceptable roof water soakwell is 900 mm in diameter by 600 mm deep, set at least 1 m from structures and boundaries, and roof water and paving runoff are infiltrated separately. Our soakwell cost guide turns those volumes into units, and the City of Stirling soakwell requirements page has the complete criteria.

Fairways, open space and the front verge
Green space defines Yokine. The Western Australian Golf Club sits within the suburb and Yokine Regional Open Space gives it a large park, so green space is close to many streets. If you want to pave part of the verge, the City requires prior approval, limits hardstand to one third of the verge area excluding the crossover and footpath, keeps it 2 m from a street tree and requires a verge with hardstand to include at least one street tree.

Dianella, Coolbinia and the rest of the neighbourhood
Yokine borders Dianella to the north east and Coolbinia to the south, with Tuart Hill, Nollamara, Menora and Mount Lawley close by. We service all of them; see areas we service.
