Edgewater is about 9 km west of our base in Landsdale, on the western edge of Lake Joondalup. Living on the edge of Lake Joondalup

The name says it: Edgewater sits on the western edge of Lake Joondalup, and the shoreline is part of Yellagonga Regional Park, with barbecue facilities beside the water. The name was approved in 1974. For homeowners the lake shapes two decisions. The first is drainage, covered below. The second is fire. The Yellagonga fringe may carry bushfire risk, so check your lot on the DFES bushfire prone map, and for houses that face the park we suggest hard, non combustible surfaces against the building, with clay or concrete pavers or natural stone rather than mulch or timber decking close to doors and windows.

Groundwater on the lake side, free draining sand elsewhere

Away from the lake, Edgewater is probably mostly Spearwood sand over Tamala Limestone, yellow sand that compacts well and lets water through quickly. The lake side is different. Lots closest to the shore are likely to have a shallower water table, and in a wet winter it can rise close to soakwell depth. A soakwell sitting in groundwater cannot empty, so on those blocks we dig a test hole first, keep units wide and shallow, and where needed carry water across the lot in grated drains to a soakwell on higher ground.

The coast is around 5 km west, far enough that salt is a minor consideration. Where limestone sits near the surface we take it into account when setting excavation depth for driveways and soakwells.

What the City of Joondalup expects

Under common law and the Local Government Act 1995, the City of Joondalup expects owners to keep stormwater runoff within their property. Its soakwell guidance recommends about one downpipe per 15 square metres of roof, no more than 12 m apart, and gives a six size table of concrete soakwells from 180 to 3100 litres for normal rainfall, each set back from buildings and boundaries by at least its own width.

At the street, the verge needs a 2 percent positive grade over 3.0 m from the kerb, and the maximum driveway gradient inside the lot is 1 in 4. Verge hardstand in brick paving, concrete, poured limestone or synthetic turf is allowed up to 75 m2 or 50 percent of the verge, whichever is less, on standard lots, and 150 m2 or 50 percent on corner lots, with 1 m clear around street trees.

On any block where the garage sits above or below the street, the gradient limit and the verge grade are worth checking before a driveway is designed. If the crossover is being rebuilt at the same time, the City accepts clay or concrete pavers, coloured or exposed aggregate concrete or flagstone with a grey pre-mix apron and kerb, and pays a one off $375 subsidy for replacing an old bitumen crossover, claimed within six months. Mid life paving on 1970s and 1980s homes

Most Edgewater homes probably date from the 1970s and 1980s, which puts their paving somewhere between tired and finished. Where the pavers are sound but the surface has dipped or spread, a relay on a rebuilt, compacted base brings them back. Where they are cracked, thin or patched in mismatched colours, replacement gives a better result. At the back of the house, owners are extending entertaining space into paved alfresco areas, sometimes in granite for a hard wearing finish near a pool, and each new roof brings a matching soakwell.

Do soakwells work on Edgewater lots near Lake Joondalup?

Usually, with care. Most of Edgewater is probably sand over limestone that drains well, but lots on the lake side are likely to have a shallower water table, especially late in winter. On those blocks we check how far down the water sits before choosing a soakwell, and use wider, shallower units so the base stays clear of groundwater.

How steep can my Edgewater driveway be?

The City of Joondalup's Crossover Guidelines set a maximum driveway gradient inside the lot of 1 in 4, and require the verge to have a 2 percent positive grade over the first 3.0 m from the kerb. On a sloping block we set the levels to meet both before any pavers go down.

What paving do Edgewater's 1970s and 1980s homes need?

Most of the suburb's housing probably dates from the 1970s and 1980s, so driveways and patios are likely to be 35 to 50 years old. Some can be lifted and relaid on a new base; older or broken paving is better replaced. Alfresco extensions with new soakwells are the other common request.

Idris and his team are extremely hardworking people, nothing is too hard, everything is done with smiles and politeness. Approx, 200 square metres of paving with 300x300mm x 60mm thick, heavy pavers, took 2days with a team of 5. They were hurting after the 1st day but they were back the next day to finish. Looks amazing. The bobcat team that did the earthworks were precise and efficient, and came back when the jobs were done to clean up the debris. We had the area outside the laundry done and a strip along back of house (for dog to stay dry when raining), about a week & 1/2 later, this area had to be done by hand as the bobcat would not fit. The smiles from the team were back. Will extend the paving outside the laundry at a later date.
