Paving work in Heathridge from our Landsdale base
Heathridge is about 11 km from IBP Paving's yard in Landsdale, in the City of Joondalup. Most of what we do here is renewal: relaying driveways that have sunk, replacing worn paving outright, swapping bitumen crossovers for paved ones, and adding soakwells where an older house never had enough. We also pave new alfresco areas and paths. Every job comes with a lifetime workmanship warranty, and the crew has over 20 years of experience on the northern sands.
Three waves of building since 1976
Heathridge did not go up all at once, and the paving shows it. The first land sales were in 1976. Through the 1980s the Heathridge Heights estate was released, and the remaining gaps on the northern and western sides were not built out until the late 1990s. So the suburb can hold paving that is 25, 35 or nearly 50 years old.
On the oldest homes the original driveway is often past saving: pavers chipped and faded, the base washed out at the edges, and sometimes a bitumen crossover cracking at the kerb. That is a full replacement with a new driveway laid on a fresh compacted base. The 1980s and late 1990s homes are more often candidates for a relay, where we lift sound pavers, fix the base and lay them back, or a targeted sunken paving repair around a soakwell lid or garage step.

Heath on the ridges: soil, limestone and salt air
The suburb's name comes from the heath that grew on its sand ridges, and those ridges still shape the work. Most of Heathridge is likely to be typical Spearwood sand over Tamala limestone, a yellow to brown sand that compacts well but can hide a limestone layer a short way down. When a soakwell hits that layer the water drains more slowly, so we test before we size. The water table is usually several metres below the surface, so it is rarely the constraint.
The coast is roughly 3 km west, close enough that light salt exposure is usual on homes facing the sea breeze. We choose dense, well fired pavers for those driveways and recommend sealing, which also keeps older clay pavers from fading further.
City of Joondalup drainage and crossover rules
The City states that owners must keep stormwater on their own property, a duty that comes from common law and the Local Government Act 1995. Its soakwell guidance calls for one downpipe per roughly 15 square metres of roof, no more than 12 metres apart, and gives a six size concrete soakwell table running from 180 to 3100 litres for normal rainfall. Each soakwell should sit at least its own width from buildings and boundaries.
Joondalup crossovers may be clay or concrete pavers, coloured or exposed aggregate concrete, or flagstone. Asphalt, gravel, crushed brick, compacted limestone, loose stone and polished finishes are not allowed, and aprons and kerbs must be grey pre mix concrete. A single dwelling crossover is 3.0 to 6.0 m wide, at least 0.5 m from a side boundary, 6.0 m from an intersection kerb tangent and 1.0 m from pits, service boxes and poles, with the footpath kept continuous.
The verge needs a 2 percent positive grade over the first 3.0 m from the kerb, and a driveway inside the lot may be no steeper than 1 in 4, which matters on any lot that climbs from the street. Crossovers need a 1 to 1.5 m offset from street trees, and the City will not prune or remove a tree for non essential paving. The full detail is on our City of Joondalup soakwell requirements page.

The $375 bitumen crossover swap
One Joondalup rule fits Heathridge particularly well. The City pays a one off $375 subsidy toward a first crossover or toward replacing an old bitumen crossover, as long as it is claimed within six months. Where an older home still has a bitumen crossover, pairing a driveway replacement with a new paved crossover is often the obvious move. No application is needed to modify an existing crossover; only a non standard one needs Planning Services approval.
