Beldon paving from Landsdale, about 10 km away
Beldon is about 10 km west of IBP Paving in Landsdale, between Craigie and the coast in the City of Joondalup. We replace and repair driveways, rebuild crossovers, pave patios and paths, and renew soakwells that were put in when the houses were new. Beldon's name was approved in 1975. House and land packages were first advertised in 1977, and the first show homes were built along Craigie Drive. Beldon Shopping Centre opened on 5 December 1977 as Mullaloo Woolworths. That gives the suburb a clear starting date, and it explains the state of its paving: many of the original driveways, paths and soakwells in Beldon are now over forty years old, and the work we are asked to quote here reflects that.
Replacing the original driveways
Paving laid in the late 1970s was often a thin paver on a sand base with little compaction and no proper edge restraint. After four decades of cars, those driveways have spread at the edges, cracked and sunk in the wheel tracks. A repair can buy time on a small area, but for most Beldon driveways a full replacement is the better spend. We dig out the old base, lay and compact crushed limestone, and build a new driveway in 60 mm pavers with concrete edge restraints. A basketweave pattern in red or brown clay suits the brick of the original homes if you want the new work to look at home.

Soakwell renewals and the City's rules
The City of Joondalup expects owners to keep stormwater runoff within their property, a duty it bases on common law and the Local Government Act 1995. Original Beldon soakwells were often sized for a smaller house, and an extension, a patio roof or extra paving can leave them overflowing in heavy rain.
The City recommends one downpipe for roughly every 15 m2 of roof, no more than 12 m apart, and publishes a table of six concrete soakwell sizes from 180 L to 3100 L for normal rainfall. Soakwells should be set back from buildings and boundaries by at least their own width. For the crossover, no application is needed to modify an existing one, and a single dwelling crossover must be 3.0 to 6.0 m wide, at least 0.5 m from a side boundary, 6.0 m from an intersection kerb tangent and 1.0 m from pits, service boxes and poles, with the footpath kept continuous.

When we replace a Beldon driveway we check the existing soakwells and quote extra capacity if the roof and paving have outgrown them. Street trees are not pruned or removed for non essential crossovers or verge paving, and crossovers need a 1 to 1.5 m offset from them, so a mature verge tree is designed around rather than cut back.
If you would like the verge paved as well, the City's Street Verge Guidelines allow brick paving, concrete, poured limestone or synthetic turf on up to 75 m2 or half the verge, whichever is less, on a standard lot, and up to 150 m2 or half on a corner lot, with 1 m kept clear around each street tree. The verge needs a 2 percent positive grade over the first 3.0 m from the kerb.

Sand, limestone and sea air
Beldon most likely sits on Spearwood sand over Tamala Limestone, the ground typical of the north western corridor. The yellow sand compacts firmly and drains quickly, which makes soakwells effective, and the water table is generally several metres down, and we know of no wetland in the suburb. Limestone can sit close to the surface on some lots, and we allow for that when setting soakwell depth. The beach is about 3 km west along Ocean Reef Road, so homes here get light salt exposure. We specify dense pavers for front areas and suggest an occasional hose down to keep salt off the surface.
