A suburb named after a valley
Jane Brook is the name of the suburb, the watercourse that runs through it and the valley that brook has carved through the Darling Scarp. The Eastern Railway once ran its line through the scarp along that valley, and today the Jane Brook valley is a central part of John Forrest National Park. The suburb itself sits about 25 km north east of the Perth CBD, with wineries close by, and with around 3,700 residents at the 2021 census.
That setting brings a bushfire question for many lots. Parts of Jane Brook near the national park are likely to be bushfire prone, so check your address on the DFES map. Where it applies, pavers and stone close to the house are a sensible alternative to mulch beds and timber, because they give embers nothing to catch.
Clay flats, scarp gravel and groundwater near the brook
Ground conditions in Jane Brook are likely to change from west to east. The flats nearer the plain are probably clay with alluvium laid down by the brook, while the eastern side climbs onto gravels at the foot of the scarp. Clay and alluvium stay damp and move with the seasons, so on those lots we dig deeper and lay a thicker compacted base before any paver goes down. Gravel is firm underfoot but slower to excavate.
Groundwater is likely to be shallower close to the brook itself. That matters for drainage, because a soakwell that sits in wet ground fills up and stops working. Before we size a soakwell we test how fast the ground takes water, and where it is slow we design drains and pipework to suit.

City of Swan rules for drainage and crossovers
Jane Brook is in the City of Swan, which sets its residential drainage and crossover standards through engineering documents rather than a homeowner sheet.
Stormwater from a site must go to Council's system or to on site retention such as soakwells, as Council approves. Subsoil drains are required where maximum groundwater is less than 1.2 m below lot levels. The general soakwell guide of 0.0122 cubic metres per square metre of impervious area is based on sandy, high permeability soil, and brick paving must not be laid over gully grates.

The subsoil drain rule is the one that bites near the brook. For the crossover, the City permits concrete or clay solid pavers at least 60 mm thick, built from new materials, with a concrete beam between the road and the paving. A residential crossover runs from 3.0 m up to 6.0 m or 40 percent of the lot width, whichever is less, at least 3.5 m clear of verge trees and 0.5 m from services, and the City contributes $400 to a first approved residential crossover.
