Paving Midvale homes from Landsdale

Early 1950s State Housing and Eastern Horizons
Midvale was developed in the early 1950s, and much of it was built as State Housing. Large parts were later redeveloped under the Eastern Horizons New Living Project. That history leaves two kinds of property side by side: original homes with paving that is now many decades old, and renewed or infill lots with newer surfaces.
On the older homes, full replacement usually makes more sense than patching. Paths and driveways laid long ago on clay have often sunk in places, cracked or been pushed up by tree roots. On redeveloped lots, the work is more often a new driveway or a rear patio to make the most of a smaller yard.

Two councils share Midvale
Midvale is split between the City of Swan and the Shire of Mundaring, so the first question on any job is which council your lot falls under. Site run off goes to Council's stormwater system or to approved on site retention such as soakwells, sized as a general guide at 0.0122 cubic metres per square metre of impervious area, a figure based on sandy, high permeability soil. Residential crossovers are 3.0 m to 6.0 m wide, or 40 percent of frontage if less, kept 3.5 m from verge trees, 0.5 m from light poles or services and 6 m from a corner. Council contributes $400 to a first residential crossover built to specification. Verge paving needs written permission and at least one 1 m by 1 m tree or garden opening per frontage.
Street trees are protected too: one will not be removed just because it is close to a crossover unless there is no alternative, removal needs City Manager approval, and residents must not prune or remove them. More detail is on our City of Swan soakwell requirements page.

From valley clay to the foothills
Most of Midvale typically sits on Guildford Formation clay, which grades into the Ridge Hill Shelf foothills at its eastern edge. Clay areas drain slowly, while the foothill ground can be more variable, and the Groundwater Atlas notes the foothills hold little groundwater. One soakwell design does not fit the whole suburb, so we test infiltration on each lot. Where the clay is slow we add grated drains and pipe the water to an approved outlet, and where the ground takes water well a correctly sized soakwell may be all that is needed.
The eastern edge along the Eastern Railway towards Swan View is likely to carry bushfire considerations on some lots. There we recommend non combustible paving next to the house in place of mulch or timber edging.
The racecourse that named a suburb
Midvale's name combines Midland with the former Helena Vale Racecourse, whose site is now part of the suburb. Day to day, though, the split between two councils matters more than the history. For homeowners the practical effect is simple. Before we price a crossover or a soakwell, we confirm the council for your address, because the paperwork, the specification and any contribution all follow from that.
