Middle Swan driveways, paths and drainage
Searching for paving in Middle Swan usually means a driveway, a path or a drainage problem on clay. Wineries, brickworks and river frontage
Middle Swan is a working suburb as much as a residential one. The Midland brickworks are within its boundary, wineries including Nikola Estate (formerly Houghton) and Sandalford are here, and the Swan River runs along the western edge. Swanleigh Residential College operated here until it closed in 2010. The result is a suburb where a house block, a hobby farm and a commercial site can all be on the same road, and each needs a different paving approach.
Clay underfoot and a partial bushfire edge
A suburb with a brickworks in it is unlikely to be sitting on deep sand. Most of Middle Swan typically rests on Guildford Formation clay with river alluvium towards the Swan, and the Groundwater Atlas describes the north eastern corridor as Guildford Clay with limited groundwater yield and salinity, acidity or staining issues. In practice that means slow infiltration and ground that shifts between wet winters and dry summers.
We respond with depth and fall. Bases go deeper and are compacted in layers, edges are restrained properly, and every surface is graded to a drain or channel so water leaves the paving instead of soaking the clay below it. Parts of the suburb along the river and rural edges are likely to carry bushfire considerations, and there we suggest keeping non combustible paving hard against the house rather than garden beds and mulch.

City of Swan soakwell and verge rules that apply
Middle Swan is in the City of Swan, which expects site run off to go either to Council's stormwater system or to approved on site retention such as soakwells. Its engineering guidance includes a drainage contribution policy covering Middle Swan, along with Midland, Bellevue, Hazelmere, Guildford, South Guildford and Koongamia.
Soakwells must sit no closer than 1.8 m to a footing or boundary, and those under paving need trafficable lids and maintenance access. Where groundwater rises above the base, capacity is reduced and soakwells may not be suitable; subsoil drains are required where the maximum groundwater level is less than 1.2 m below lot levels. The general sizing guide of 0.0122 cubic metres per square metre of impervious area is based on sandy, high permeability soil.
That sand assumption is why we test the clay before committing to soakwells here. Out on the street side, verge paving needs written permission through an Application to Alter Verge and must be clearly set apart from the crossover paving. Suburban streets and rural driveways
The housing in Middle Swan is a blend of suburban homes and rural properties. On the suburban side, the common jobs are replacing worn brick driveways and laying garden paths and side access. On rural lots the jobs are more often longer driveways and turning circles, and on winery or business land hardstand paving built for heavier vehicles. Each starts with the same question: where will the water go? On a long rural driveway, run off gathers speed and volume over the length of the paving, so we break it up with cross drains or a shallow dish channel rather than sending it all to one point at the bottom. On hardstand, the pavers and base are chosen for the vehicles that will use it, and we ask about trucks, machinery and turning before we quote.
