Kinross sits about 16 km from IBP Paving's base in Landsdale, in the north of the City of Joondalup. It is past our usual run, so we take on Kinross paving by arrangement and ask for the job details first. Once a job is booked it is handled the same as anywhere else: brick and concrete driveway relays and replacements, new paved outdoor areas, garden paths, verges and soakwells, all backed by a lifetime workmanship warranty and over 20 years in the trade.

Thirty years on from the first stages

Kinross was built in stages around 1992 and 1993, which puts most of its original paving at the 30 year mark. That is the age when a sand bedded driveway starts to tell you about its base. Wheel tracks sink, joints open up where the sand has washed out, and pavers next to the garden beds rock underfoot.

The fix depends on what the pavers look like when lifted. Sound pavers go back down in a relay on a rebuilt base, and the house keeps its original look. Pavers that have cracked or weathered badly are better replaced, and a full replacement is a chance to rethink the driveway layout, add a second parking bay or change colour. A replacement can also be the moment to pave the rear yard in limestone or a light concrete paver to match the coastal feel.

Glencoe Loop, Edinburgh Avenue and Ben Nevis Turn

A drive through Kinross reads like a map of Scotland. Its streets carry Scottish place names, Glencoe Loop, Edinburgh Avenue and Ben Nevis Turn among them. The setting is more Perth than Highlands, though. Tamala Park lies to the north and Neerabup National Park to the north east, so homes on those edges may back onto bushland. For homes along those edges we recommend non combustible paving, brick, concrete or stone, around the house on the bushland side.

Joondalup's rules for drainage and verges

The City of Joondalup places the duty to contain stormwater on the owner, under common law and the Local Government Act 1995. For downpipes the guide is one per roughly 15 square metres of roof, no more than 12 metres apart, and the City publishes the same six size concrete soakwell table as Wanneroo, from 180 to 3100 litres in normal rainfall. Each soakwell should be set back from buildings and boundaries by at least its own width.

Single house crossovers are 3.0 to 6.0 m wide, at least 0.5 m from a side boundary, 6.0 m from an intersection kerb tangent and 1.0 m from pits, service boxes and poles, with a continuous footpath. Permitted surfaces are clay or concrete pavers, coloured or exposed aggregate concrete and flagstone, with a grey pre mix concrete apron and kerb. Asphalt, gravel, crushed brick, compacted limestone, loose stone and polished finishes are out.

The verge must rise at 2 percent over the first 3.0 m from the kerb, and inside the lot a driveway can be no steeper than 1 in 4. Verge hardstand in brick paving, concrete, poured limestone or synthetic turf is allowed up to 75 m2 or half the verge on a standard lot, whichever is less, and 150 m2 or half on a corner lot, with 1 m clear of street trees. Crossovers keep a 1 to 1.5 m offset from street trees, which are not pruned or removed for non essential work. Read more on our City of Joondalup soakwell requirements page.

Spearwood sand and coastal air

The ground under Kinross is likely to be typical of the coastal dunes: Spearwood sand over Tamala limestone. It makes a firm paving subgrade once compacted, and it drains, but a limestone layer near the surface can slow a soakwell, so we probe before sizing. Our sources name no major wetland in the suburb.

Being roughly 2.5 km from the ocean usually means moderate salt in the air. Porous pavers can pit and lose colour, so we choose dense products for exposed surfaces and suggest a sealer after laying.

At around 30 years, a driveway is usually either a relay or a replacement. If the pavers are intact we lift them, rebuild and compact the base, and relay them. If they are cracked, faded or crusted by salt, we replace them. Under City of Joondalup rules you do not need an application to modify an existing crossover, and a first crossover or the replacement of an old bitumen crossover can attract a one off $375 subsidy if claimed within six months.

Does Kinross need salt grade pavers?

It is a good idea. Kinross is typically about 2.5 km from the ocean, which means moderate salt exposure. Dense, low porosity pavers and a sealer hold up best, particularly on surfaces that take the westerly breeze.

Are there bushfire considerations for paving in Kinross?

Possibly, on the northern and eastern edges. Tamala Park lies to the north and Neerabup National Park to the north east, so homes facing that bushland may have a fire interface; check the DFES bushfire prone map for your lot. Brick, concrete or stone paving against the house on that side gives a non combustible surround in place of mulch or timber.

Idris and his team are extremely hardworking people, nothing is too hard, everything is done with smiles and politeness. Approx, 200 square metres of paving with 300x300mm x 60mm thick, heavy pavers, took 2days with a team of 5. They were hurting after the 1st day but they were back the next day to finish.
