Currambine paving from Landsdale, about 13.7 km
Currambine sits at the northern end of the City of Joondalup, about 13.7 km from IBP Paving's base in Landsdale, and it was developed in the mid-1990s around the railway station that opened in 1993. That makes it one of the most uniform suburbs we work in: almost every house is brick and tile from the same five or six years, on the same yellow sand, with the same clay pavers out the front. Thirty years on, those pavers are at the point where they need lifting and relaying, alfresco areas are being extended, and pools are going in behind houses that never had one. We do all of it, backed by over 20 years in the trade and a lifetime workmanship warranty.
Driveway grades, widths and the 2 per cent verge: Joondalup's crossover numbers
Currambine's driveways were built to the estate plan of the day, and when one is redone the City of Joondalup's current Crossover Guidelines apply. They are more numerical than most councils' rules.
For a single dwelling "the minimum width is 3.0 m and the maximum width is 6.0 m". The crossover must sit "at least 0.5 m from a side lot boundary", "at least 6.0 m from the kerb tangent point at an intersection" and "1.0 m from stormwater drainage pits, service utility boxes, streetlights, power poles and kerb ramps". "The verge requires a two percent positive grade over 3.0m from the back of the kerb" and "The maximum residential driveway gradient within the property boundary is 1:4 (25%)."

Two crossovers on the same lot may add up to no more than 9 metres, and the City does not require an application to modify an existing crossover that complies. Driveway and crossover are treated as one: both have to meet the R-Codes, the Residential Development Local Planning Policy and the guidelines, or a development application is needed. We check the numbers against the lot before quoting, particularly on corner blocks near the station where the kerb tangent rule bites.
Thirty year old paving: relay or replace
The most common Currambine job is a lift and relay. The clay pavers laid in 1995 are still good; what has gone is the bedding sand under the wheel paths and the compaction of the base near the garage, which shows as two long dips and a hollow at the door. We lift the affected pavers, rebuild the base, screed fresh sand and relay the originals, so the driveway matches the rest of the street. The same fix applies to sunken paving at the alfresco step and along side paths. Replacement is reserved for pavers that have spalled or for owners who want a change of material. Behind the house, 1990s patios are being replaced by larger alfresco areas, and new pool surrounds are the other growth job.

Cottesloe and Karrakatta sands
Currambine is on Spearwood sand, but it straddles the two types. On the Karrakatta type the Tamala Limestone is deep and a 1200 mm soakwell goes in without trouble. On the Cottesloe type the limestone is close to the surface and sometimes visible, and an excavation can hit rock at less than a metre, in which case we use shallower, wider units or more of them. Either way the sand drains fast and the water table is far below any soakwell. The City of Joondalup's residential soakwells page asks for runoff to be confined within the lot, about one downpipe per 15 square metres of roof, and soakwells set back from buildings and boundaries by at least their width; our Joondalup soakwell requirements page has the size table. The ocean is about 3 km west, inside the brick industry's marine band, so washed bedding sand and general purpose grade pavers are our minimum here. There is no bushland interface in Currambine itself.

Kinross, Iluka and Burns Beach
Three neighbouring suburbs are served from this page. Kinross, directly north and built in stages from about 1992, is the same age and ground as Currambine and gets the same relays, with a little more salt because it is about 2.5 km from the beach. Iluka and Burns Beach, to the west across Marmion Avenue, are younger, 1990s to 2010s, and sit on Quindalup dune sand right at the coast with high salt exposure; there we specify dense wet-cast or exposure grade pavers and seal them, and the Tamala Park bushland buffer north of Burns Beach is a bushfire interface where non combustible paving against the house makes sense.
