A golf course estate from the late 1980s

Connolly was developed in the late 1980s as a golf course estate on the edge of Joondalup's centre. Homes that border the course are generally larger than the rest of the suburb, and their paving areas tend to be larger too, with wider driveways, longer entry paths and more room for outdoor living at the back.

After more than 35 years, that paving tends to show two problems. Driveways have dipped where cars turn and park, and the edges have drifted where the original restraint has failed. A relay solves both, and on a big driveway it saves a lot compared with new pavers. Where owners want a fresh look, a new driveway in a modern paver is the alternative. At the back of the house, the common request is to rework the original patio into a larger alfresco, often in travertine, and to bring old pool surrounds up to date.

What the City of Joondalup expects

Keeping stormwater within your own boundary is the owner's job in Joondalup, under common law and the Local Government Act 1995. The City's soakwell guide works on one downpipe for each 15 square metres or so of roof, spaced no more than 12 metres apart, and uses the same six concrete soakwell sizes, from 180 up to 3100 litres, that the City of Wanneroo publishes. A soakwell needs clearance from buildings and boundaries of at least its own width, which can be tight beside the side walls of a large home.

If you are paving the verge as well as the driveway, the 2016 guidelines cap verge hardstand at 75 m2 or half the verge, whichever is smaller, on a standard lot, or 150 m2 or half the verge on a corner lot. Brick paving, concrete, poured limestone and synthetic turf are permitted, with 1 m left clear around street trees. A crossover needs a 1 to 1.5 m offset from a street tree, and trees are not pruned or removed for non essential paving.

Crossovers for a single home must be 3.0 to 6.0 m wide, 0.5 m or more from a side boundary, 6.0 m from an intersection kerb tangent and 1.0 m clear of pits, poles and service boxes. The verge needs a 2 percent positive fall over 3.0 m from the kerb, and a driveway may be no steeper than 1 in 4 inside the lot. The City pays a one off $375 subsidy for a first crossover or for replacing an old bitumen one, if claimed within six months. Our City of Joondalup soakwell requirements page has the table in full.

Yellow sand, limestone and the sea breeze

Like much of the coastal strip, Connolly typically sits on Spearwood sand over Tamala limestone. The yellow sand compacts well for a paving base, and it drains, but limestone can lie close to the surface and slow a soakwell right down. A test dig on each lot settles the size and depth. The water table is generally several metres down.

The coast is usually reckoned at about 2.5 km away, which puts Connolly in moderate salt exposure. Soft or porous pavers can pit and crust over time here, so for driveways and outdoor areas we specify dense, salt resistant pavers and recommend a sealer, especially around pools where salt water chlorination adds to the load.

Frequently asked questions

My Connolly driveway was laid in the late 1980s. Relay or replace?

It depends on the pavers. If they are still sound and just sitting unevenly, a relay on a rebuilt base keeps the original look and is the cheaper path. If they are cracked, pitted by salt air or no longer available to match, replacement makes more sense. On a large driveway a mix can also work: relay the sound areas and replace only the worn section.

Which crossover surfaces does the City of Joondalup accept in Connolly?

Clay or concrete pavers, coloured or exposed aggregate concrete, and flagstone. The City does not accept asphalt, gravel, crushed brick, compacted limestone, loose stone or polished finishes, and the apron and kerb must be grey pre mix concrete. You do not need an application to modify an existing crossover unless the design is non standard.

Do soakwells drain well on Connolly's limestone?

Usually, though it varies lot to lot. The suburb is probably typical Spearwood country, yellow sand over Tamala limestone, and the sand drains freely until it meets the rock. We test the ground first and, where limestone is shallow, use wider units or split the volume across two soakwells rather than forcing one deep hole.

Idris and his team are extremely hardworking people, nothing is too hard, everything is done with smiles and politeness. Approx, 200 square metres of paving with 300x300mm x 60mm thick, heavy pavers, took 2days with a team of 5. They were hurting after the 1st day but they were back the next day to finish. Looks amazing. The bobcat team that did the earthworks were precise and efficient, and came back when the jobs were done to clean up the debris. We had the area outside the laundry done and a strip along back of house (for dog to stay dry when raining), about a week & 1/2 later, this area had to be done by hand as the bobcat would not fit. The smiles from the team were back. Will extend the paving outside the laundry at a later date.
